We had a great one night stay, we were made to feel very welcome by Mark on arrival. Our room was really lovely and the bed was extra comfy. We took a bottle of processco to enjoy in the lounge which was lovely and enjoyed the views out to sea. .we opted to have breakfast in bed which was lovely. Highly recommend a stay at this house , you won’t regret it.

I booked the room for a friend with mobility issues, Mark was really helpful and booked a room on entrance level. There was lots of info about the room and parking as I arranged to drop my friend . My friend commented how friendly the guys were and nothing was too much trouble. I would recommend this to anyone wanting a tip top stay in a extra special spot by the sea!

Mark provided a really warm welcome and ensured we settled in. The room was warm and cosy. Richard ensured we had the best view of the sea at breakfast time. Breakfast was extensive and delicious with gluten free needs met with a smile. Altogether a lovely place to stay.

Although we were due a 3PM arrival, we got there at 7.30. Mark was quick to invite us in, show us our room and help us get settled in, asking about our journey and plans. The room is spacious with a king sized bed, en suite with shower. There was a personalised greeting on the bed, with the usual amenities too, such as tea, coffee, TV and wardrobe.Breakfast was in the lounge (however, we were also offered breakfast delivered to our room, if people prefer) which is beautifully decorated. Breakfast was a continental, with cereal, fresh fruit (strawberries, blueberries, grapes and melon), yoghurt with honey and clusters and fresh baked pasties as well as your choice of coffee or tea. The views are stunning, looking out over the seafront. Richard greeted us each day and enquired into our stay and plans, asking on the second day how they had gone.A lovely place that we would stay at again if in this area (we are from the midlands so a long drive down)

Wow, firstly to be greeted by Mark who is absolutely lovely, warm and welcoming. The room we had was large and welcoming, with a hand written note and all the little extras for the perfect stay. I was blown away by the beautiful decor of the room, I need Rich to be my interior designer at home. Now breakfast was on another level. Not the best weather but we had views out to sea whilst eating the most gorgeous fresh fruit, yogurt with a stunning granola topping and freshly baked pastries all lovely and warm. Nothing was too much trouble and we were sad to leave. It’s in the diary to return in the not too distant future. Thank you for such a wonderful stay.

My adult daughter & I stayed in this is a wonderful guest house located within a few hundred yards of the sea. The hosts have paid attention to every detail & make you feel extremely welcome. My room was squeaky clean, with comfy beds, luxurious towels, a coffee machine, hair dryer, toiletries etc … I think you get the picture 😃

We were delighted with East Beach Guest House.We stayed in the Deluxe King Room with Sea view.East beach Guest House is a B&B that is almost American in its luxury.Our room had a beautiful view of the sea, and we were brought a generous continental breakfast in bed each morning.Rich and Mark are excellent hosts who went out of their way to make our stay comfortable and enjoyable.There were all sorts of little thoughtful touches, and the mattress was superb.It rained quite a lot during our stay, and we were delighted to be allowed to eat take-away food in the comfortable, sea-facing lounge.Despite the weather, we managed three lovely long walks along the sea front promenade.Littlehampton is a relatively unspoiled seaside town, and a great choice for a few days by the sea.

Honestly this was probably one of the best places I've stayed. Very nice people who run it. Very friendly, accommodating and welcoming. The room was posh, absolutely nothing that wasn't thought of including shower caps which I wasn't able to use being bald. However a truly wonderful experience, designed very well and a stone throw away from the beach. Thank you again and ill definitely be staying with you again.

A really well considered and executed b&b right on the coastal road in Littlehampton. Parking was easy and the hosts were so welcoming to us and our dog. Facilities were spot on and the breakfast was very tasty. It wasn't a hot breaky but we liked that for the waistline. Being able to be beside the sea in less than 2 hours from London is convenient and something we'll defo do again. Highly recommended.

The guest house was very comfortable and clean. There were nice touches, like lovely ceramic dishes and decorative accents in the room, and the overall feel was welcoming. The hosts were incredibly kind and accommodating. The guest house is also exceptionally well-located with stunning views of the sea from my room and also from the large and comfortable lounge. Mark and Richard provide a service so considered that I would describe it as teetering on Zen. It has won them recognition for the best boutique guest house in Sussex. They are charming, knowledgeable and funny hosts.In a spirit of Zen I think they will embrace a difficulty I wish, in full arrogance, to set them.It is to find a way to reduce single use plastic in the bathroom.Thank you, both, for what you do.We hope you liked the sculpture we made for you with the gorgeous cushions in our room. What did it mean, this sculpture? At the time it felt playful, but now I think it was a homage to both play and teetering.

We already have planned to change the plastic containers in the bathrooms to a fully recycled product. We have already tried a larger multi use pumps how ever they were that nice guests kept removing them and it almost came round in full circle to having the same issue of too much plastic wastage. We may need a little more help understanding the pile of duvets, pillows and cushions you built for us! We look forward very much to welcoming you back again very soon.

I spent three lovely evenings at the East Beach Guest House and could not possibly have been more pleased. The room was beautifully appointed in an eclectic mix of modern and antique furnishings with a beautiful view of the sea.The bedding was top notch! Crisp white cotton duvet and pillows that were so comfy!The breakfasts were outstanding! Too much food for me actually but great! And the hosts were charming, kind and accommodating! I can't imagine that there is a better place to stay in Littlehampton!

We stayed at east beach for the weekend as a family of 4 in their family room. It was lovely! We had our own seating area outside which doubled as our own private entrance. We also had our own fully fitted kitchen. It was beautifully decorated and spotless. I was nervous about breakfast with children that eat like horses but I shouldn’t have worried. There was loads! From cereal, fruit, yogurts and pastries all freshly made and hot upon arrival. It was delicious. The children especially liked the area with the beach across the road, arcades and fair ground rides, they didn’t stop the whole time. Mark and Richard were lovely and couldn’t have been more helpful. As we left the children asked when we could come back. We will definitely be back soon. Thankyou for an unforgettable weekend.

This was a very last minute booking and I took the only room left which was classed as a single but was much more than that. Mark kindly let check in early as I had an event to go to. The room was lovely with beautiful fixtures and fittings. The en suite looked brand new and really stylish. A hand written welcome card propped up on the bed. A beautiful breakfast tray left outside the door in the morning. I cannot rate this place highly enough. And all a stones throw from the beach. I am going back in a few weeks for an even more relaxing time. Mark and Richard are incredibly friendly and accommodating hosts and for this I am rating East Beach guest house a full 5 stars.

I love Littlehampton anyway, but East Beach Guest House really was the icing on the cake. From the fabulous welcome to the sad goodbye it was perfect in every way. The room was small but well designed with an amazing sea view from the bed. It was super clean and comfy with lots of luxury touches like toiletries and a coffee machine and soft fluffy towels. The real joy (for me at least) was an amazing breakfast in bed. The breakfast tray was presented so beautifully with warm pastries, juice, fruit, yogurt and cereal. There was also the option of booking a spa treatment (although sadly it was fully booked when I visited) I absolutely loved it. A real gem. I will be back.

East Beach great location facing the sea front, pre-register your car on arrive for free parking in large carparking infront guest house. Hosts providing friendly & relaxing stay. My room was at rear so no sea view but very comfortable bed & pillows with compact ensuite. as its located on sea front you have access straight to the sea front and the numerus cafes & restaurants close by. Enjoyable start to the day with continental breakfast served in dining room which looks out over the sea front.

Wow! What a superb experience! Richard and Mark were both so welcoming and could not do enough for us. The room was absolutely beautiful. My sister, young nephew and myself stayed at East Beach Guesthouse this week and we had a lovely time. The hotel was clean, spacious, and tastefully decorated. The location was perfectly positioned; 1 minute’s walk to the beach, there was free parking available and a tasty continental breakfast each day. Our room was comfortable and with a sea view. Just returned from 3 nights in Littlehampton. It was our first time visiting and East Beach Guest House was just perfect for us. Mark & Richard made us feel very welcome and the studio accommodation was brilliant. The breakfast delivery to our room each morning was such a treat! We visited Worthing & Arundel both beautiful and I recommend a lovely cafe in Worthing called Coast Cafe. It is perfect for families as it has a park & splash pad right behind it. Pizza Perch was a great stop for lunch also right on the seafront again.

A most pleasant sray. Mark greeted usin a very dedicated and personal way and made us feel so welcome. The room was pretty and very comfortable and provided everything we needed. The East Beach Guest House was perfect for my overnight stay in Littlehampton. Across from the beach and a block from the Aran River, it was located perfect for walking the waterfront. I enjoyed eating dinner at The Beach restaurant, recommended by Rich and a short stroll down the beach. The room was very comfortable and clean. Breakfast in my room was a nice touch too! A beautiful house where some genuine thought has gone into the decor and furnishing, which is out of the ordinary. The bedding is top-quality too. It’s very peaceful and relaxing with views out to sea over the green. Considering the location, and the hosts supplying a parking pass in the car park opposite, it is very good value for money and ideal for a short break. There’s plenty to do in the area, and the hosts were ready with great recommendations for places to eat too.

The room was overlooking the back of the property, it was very well equipped, clean and comfortable; especially those pillows!We had a bit of a struggle getting the shower to a comfortable temperature but managed eventually.Breakfast was continental and was lovely although my partner wanted egg & bacon.

The décor and rooms are wonderful.Our room with a seaview was spacious and beautifully furnished. Big comfy bed, great coffee machine and lovely biscuits. The guest lounge an added bonus. Fresh tasty breakfast made the stay even more enjoyable.Richard and Mark are charming hosts and we will definitely return when we are in the area.Our first experience of staying in a guest house rather than a hotel and will not be our last.

I messaged ahead of arrival to see if I could get there early and wait in the lounge due to family reasons. By 13.46 I had a text to say our room was ready. The hosts are a couple of the friendliest people we have met. They were engaging in their conversations and showed empathy and compassion. The guest house is a perfect location for a walk along the beach and the entire place is spotlessly clean. The facilities were second to none and all appliances were high end. We didn't pay a great deal for the room and certainly would have paid more. The breakfast provided was huge and we didn't manage all of it. All in all it was a perfect stay and we won't hesitate to return.

Very friendly welcome on arrival. Cleanliness, hygiene and service is exceptional nothing is to much trouble they are always available if needed. We didn’t have the continental breakfast but all other guests that we spoke to said it was excellent, if you require breakfast in bed they will deliver it to your room.Every day they make your bed clean and vacuum your room, waste bin emptied daily. Complimentary tea, coffee biscuits etc restocked every day.My partner and I cannot recommend this establishment enough.

The booking process was easy and there was plenty of useful communication from the hosts before our stay.On arrival, we were warmly met by Rich. Parking was easy and convenient and the location of the guest house is great. We had the large, front-facing room and it's lovely. Even though it's next to the front door and reception, and below the lounge, it was very quiet.We slept brilliantly, breakfast was amazing and if we needed anything, Rich was a moment away and couldn't have been more helpful.The Harvester is 30 seconds away if needed; the amusements and harbour are nice to stroll by and there is loads to do along the seafront and along the beach.We would have no hesitation in returning in the future.

We then phoned Richard who offers his best rate with parking and continental breakfast included. My daughter and I stayed for just one night and can honestly say we were super impressed with everything. Our hosts Rich and Mark were very welcoming and made us feel at home immediately. We were very warmly welcomed and the room was beautifully prepared for us including a handwritten greeting. From the beginning you felt welcome and comfortable in this beautiful room. The lovely breakfast in the room made it round. Unfortunately the street is a bit noisy in the morning. Nevertheless, we would certainly like to come back.

East Beach Guest House is a beautiful guest house with modern furnishings and stunning decor. We stayed in the (dog friendly) Home Suite. Our dog Snoop was made to feel very welcome and had a little box of treats as a welcome present.They are very accommodating and welcoming, even bringing us additional milk very early in the morning for our morning coffees which was very much appreciated!This is the second time we have stayed here and we will certainly be back. Great views onto the beach and relaxing walks along long stretches of beach.Lovely courtesy items are provided including Nespresso pods and hot chocolate.One of the key things to mention about the room we stayed in (on both visits) is that the room comes with a lovely outside terrace, where we have enjoyed our breakfast in the sunshine on both occasions (even in November!) We had a fantastic stay, the room was absolutely spotless and had everything we could possibly need. East Beach Guest House was a real find.Wonderful, comfortable & stylish guest house on Littlehamptons seafront.Lovely welcoming messages from Mark on the day we were travelling and a really warm welcome from Richard, who went out of his way to make us feel at home…we were so glad we chose the East Beach for our visit to Littlehampton.During our stay, nothing was too much trouble.Richard arranged (free) parking for us in the carpark opposite East Beach Guest House and in the inclement May weather the rooms were cosy & meticulously clean. A lovely welcoming note from both Richard & Mark was a really lovely touch.Our en suite room, (sea view included!)& the whole Guesthouse) was beautifully appointed and super-clean.Breakfast was delicious - and they catered for my gluten Free necessity without any probs, again, not a problem to the guys. You can have your brekkie in your room or in the guest lounge overlooking the seafront which we plumped for on both mornings.Richard suggested a couple of places to visit and we’d already opted for one of them - Arundel Castle … what a fantastic, interesting place with amazing gardens, would highly recommend a visit.All together a truly fantastic stay.

Stayed here last year and fell in love. Now back again, same dates, same room for our honeymoon. This was a lovely place to stay. We had one of the Deluxe double rooms with en suite. It was very tastefully furnished with everything that you needed for a comfortable stay. The whole accommodation was in excellent decorative order. A generous breakfast was served on a tray either in room or in the spacious lounge with sea view. Again there was attention to detail with presentation - fresh fruit salad, pot of tea or coffee, cereal, yoghurt pot and freshly baked pastries. There is a car park opposite and plenty of on road parking (in the low season at least). We used the accommodation as a base for visiting Arundel, Chichester and Brighton

10/10 stay a lovely guesthouse on the seafront. Mark is lovely and very accommodating host. The guesthouse is very clean and they pay attention to little details. The breakfast is deliciously and they did a full vegan continental breakfast which was amazing.The beds were super comfy and the shower in the room was great too.Can't fault anything... would highly recommend this guesthouse.

Richard and Mark were lovely, very good customer service remembered names and what had been done the night before even on only 1 meeting. Such a fantastic gem! I was looking for somewhere to stay the night before a conference and found them online. Mark and Rich were so welcoming,I had a LONG drive down to them on the Sunday night, they placed cutlery and a plate in my room so that I could eat when I arrived, along with a lovely card to welcome you.The room was freshly renovated and very stylish....the bed.....wow! Highly rate this guest house. The host was very welcoming to us including my dog. Nothing was too much trouble and they were willing to help with any enquiries. We stayed in the room with courtyard access which was fantastic for the dog as we had a seperate entrance so could easily do late nice toilet trips for him without disturbing others. The breakfast was fantastic and everything was exceptionally clean. Thanks for having us!

What a wonderful stay with the most wonderful hosts. The guest house is located right on the seafront and I was greeted by the wonderful Richard on arrival. The decor and furnishings have a country house chic feel with elegant touches. I had a single room which was full Of charm and loved the fact while in the shower I could see the Sea. The bedding was wonderful , fresh crisp and clean and was one of the best nights sleep I’ve had. I can’t recommend this place enough. By far the nicest place to stay in Littlehampton and beyond. Really nice place to stay. Friendly hosts. Spotlessly clean, looked newly decorated and was very tastefully done. Great location overlooking the sea, and with parking very close by. We had the suite, with a kitchen and terrace, which I would definitely recommend. We had a dog so it was good to be able to go in and out with him through the French windows.

Although we only stayed for one night, our hosts made us feel extremely welcomed from the get go. It was the little touches...a text to say our room was ready earlier than expected and a note in our room upon arrival were some examples....as for the guest house...what a fabulous find..very easy to book..no long forms to complete...very clean ..lovely decor and great location....breakfast was outstandingbut would have been great if we could have checked out later than the 10am official time so we could savour our surroundings a little longer. We would highly recommend East beach for anyone looking to stay in Littlehampton as we simply can't find a negative......and trust me if there was one we would find it!!!!

I had the pleasure of a 3 night stay while working in Angmering. Richard and Mark were peerless hosts and their guest house is wonderfully appointed and very comfortable. So pleased to have found this comfortable and stylish guest house.Lovely welcome from hosts to their large period house on Littlehampton seafront.They went out of their way to make guests feel at home, providing local information and arranging parking in the carpark opposite (free).My room was cosy, super clean, and had good lighting and seating - and a Christmas card welcoming me.Good shower and toiletries provided.Breakfast was delicious - cornflakes, yoghurt, fresh fruit, a basket of warm pastries, orange juice and tea or coffee.You can have this in your room or in the guest loungeoverlooking the seafront.I was staying there for work but look forward to coming back for fun in the summer?

Very friendly, welcoming and helpful guest house owners and staff. Being dairy free, and I eat quite healthy. They were able to give me dairy free yogart, a lovely variety of fruit, vega spread, wholemeal bread and peppermint tea, yummy! All with friendly and welcoming conversation. Highly recommended 😊

We only stayed for one night and for the first time. We were made to feel very welcome, even our dog was made welcome with treats in the bedroom. The bed was extremely comfortable (and large), the room had all the amenities necessary and the hosts, Richard and Mark, were very welcoming and friendly. The continental breakfast was delicious and plentiful and the location (opposite the beach after a short walk over the grass area) was perfect. We stayed here for two nights while visiting family in the area. What an absolute gem of a guest house. The room we stayed in was beach facing, spacious, nicely decorated and very clean. The East Beach Guest House is an absolute gem of a place in Littlehampton. We have visited many places across the UK for staycations but this has to be the best so far. The decor is modern with a beautiful colour scheme and we had access to a little garden at the friend. Superb customer service, comfy room, lots of space and dog friendly!It’s a shame we could only stay for one night but will be back!

East Beach guest House is excellent. The rooms were recently done up to a high and stylish standard, comfortable and reasonably spacious. The guest house overlooks the Green which down to the sea and early morning walks taking in the sea air are de rigueur. The Continental Breakfast is copious. An ideal spot if you want a few days away, and it's easily accessible by train.

Richard & Mark run a wonderful guest house indeed; from the warm welcome to the appealing and homely decor, our stay was superb.We had room 7, facing the rear on the top floor. Whilst the view mightn’t be what it is from the front rooms, the rear rooms certainly afford you peace and quiet if you like to sleep with the window open, we could have been in the middle of nowhere it was so quiet.The bed was extremely comfortable, the room was spotlessly clean, and the shower was one of those you don’t want to get out of.Breakfast, taken in the lounge, comprised cereal, yoghurt, pastries, muffins, fresh fruit and butter & jam - it was a good fill and definitely set us up for the day. Gents, perhaps a savoury option might be a consideration for the future, maybe some charcuterie and cheese with fresh rolls?We thoroughly enjoyed going back to East Beach after our days out, and if we ever return, this would be our immediate and obvious choice - thank you both!

The East Beach Guest House is a little gem. The location (100m from the beach) is perfect for long walks or short stops to the lovely cafe and numerous seaside activities. My room was beautifully decorated with a very comfy bed and great quality linen. Breakfast in the lounge was brought on a lovely wooden tray, and full of delicious breakfast items with lots of coffee on offer. Overall this was a delightful find and whether your stopping for a weekend or longer you won’t be disappointed.

We have been to the East Beach Guest House 3 times now, twice since Richard and Mark have been there. Both are very friendly and welcoming.There is a lovely hand written welcome in the room.The room has everything you need, a very comfortable bed, a good choice of refreshments, lovely decor and a beautiful onsuite shower room. The breakfast has a good choice including pastries, a bowl of fresh fruit, cereal, a pot of honey and yogurt, orange juice and a choice of tea and coffee.Good value for money.This will definitely always be our choice as place to stay when we visit Littlehampton.

Our second visit this year. Just lovely. Mark & Rich are the perfect hosts with little Luka as an extra bonus.Room 1 with courtyard access is perfect with a lively dog in tow. Spotlessly clean, spacious & comfortable. Breakfast delicious - huge bowl of fresh chopped fruit, pot of yogurt & honey, cereals, pastries, juice & coffee/tea. We ate in the guest lounge & enjoyed the beautiful view directly onto the beach & sea. A fabulous location with car parking just over the road from the Guesthouse. East beach guest house was my home away from home this past week. Richard and Mark were brilliant! We were very happy with our stay at East Beach Guest House. As soon as we walked through the door, we knew we had made a good choice. The decor throughout the building is really nice and the room felt luxurious. The bed was very comfortable. We both loved the substantial continental breakfast. We had to travel to littlehampton for a family funeral and I’m so glad we booked with Mark and Richard at the East beach guest house. From enquiry to booking they were attentive and informative and helped us every step of the way. Parking was super close and the room was just right for myself, my husband and our 2 children. The added kitchen was so useful when travelling with children. The private patio meant was great for sandy feet! All the little touches just made the stay really wonderful such as the toiletries and comfy cushions. The breakfast was lovely with loads of mini pastries, yogurts and cereal and the children loved the big bowls of mini cuts of fruit. It was a great set up to the day and we were lucky to be sitting in the lounge overlooking the sea. The beach is so close it takes under 2 minutes to be on the sand. We were able to watch the sunrise early morning as the beach is clean and safe. We will most certainly be coming back in the summer. The only thing that we observed was that the lower ground has residents next door and they did smoke in their patio which inadvertently did come through the windows into our room. Luckily it was cool enough to close the windows and we understand that this sort of thing can’t be helped - for one night we didn’t think it was enough to lose a star. Overall the hosts were lovely and made the stay feel special and we look forward to returning.

We stayed at East Beach guest house for a 3 night break with our German Shepherd dog. Parking was in a public car park which was literally just across the road with no cost due to permit from guest house. Nice welcome, helped to carry cases, dog treats in a glass jar in reception was nice touch. Well decorated throughout, our bedroom had super king size bed, and yet still enough floor space for the dog bed and being able to walk round bed to access en-suite shower room.Breakfast was the best continental breakfast we have had anywhere. Served to your table (or to your room if wanted); cereal, orange juice, tea/coffee refilled as wanted, warm pastries, croissants, mini-muffins, natural yoghurt with honey base, bowl of fruit. Dog was allowed in lounge/breakfast room, plenty of space between tables.Great location, close to East beach, 10 minute walk to part of beach that dogs are allowed on. Also only 10 mins to shops and red bridge leading to 15 min walk to West beach where dogs are allowed all year round. When tide not in plenty of sandy areas on beaches, not just shingle and pebbles.Littlehampton is a nice location for couples and families with pre-teens.

From when I first knocked on the door both Mark and Richard made me so welcome, from settling me into my room to arranging my free car parking - all I needed was my numberplate and they did it for me so I could come and go as I pleased without worrying (it is also directly opposite the hotel so very easy).They were extremely helpful pointing me in the direction of dog friendly cafes/pubs where I could obtain an evening meal and making sure at all times we were both comfortable and happy.As we had to go off early in the mornings they provided my breakfast around 0745am to suit my needs and catered for my taste; changing the menu to my preferred items.At all times the room was kept clean and tidy and even hoovered between my leaving and returning each day.Thank you both very much indeed I thoroughly enjoyed my stay. My wife I am stayed for 2 nights, Friday and Saturday. The place is very well located right on the sea front and the house and room was comfortable throughout. Breakfast is continental but very tasty and comes with a wide range of fruit, yoghurt and pastries. Mark made us feel extremely welcome and he had some fantastic recommendations for places to eat and drink.

Mark and Richard were excellent hosts and the accommodation was both comfortable and looked recently refurbished - electrical points in the rooms had USB ports for phone and device charging.The breakfast was both healthy and ample and, although we didn't feel the need to ask, I feel sure a cooked version would have been made available on request.

Travelled as a solo holiday and it was extremely peaceful and relaxing! Went on a school trip with my students here and decided to return in the summer holidays by myself. Thank you for a lovely visit!The only thing I would say it would be nice to have the option to not have water coming out of the overhead shower and only out of the shower hose, managed to get my hair wet every day and there's not much room to avoid the water!

Absolutely stunning guesthouse with a super warm welcome to both humans and our pooch Barkley who loved his little biscuit selection and welcome note.The location is perfect for exploring the town and easily further afield if you wanted a base.The beds were extremely comfortable and bathrooms and rooms spotlessly clean.I loved the continental breakfast serving, as tempting as a breakfast tray in bed was it was so nice to take this in the lounge looking out to sea.This is one guesthouse we would love to return to, faultless.

Pleasant small guest house opposite ample parking area, nicely decorated and clean with seafront location in easy reach of the town centre and bus and rail station. Breakfast was nice but the Danish pastries and buns were too sweet for me, would have preferred the option of toast and marmalade but there was no menu offered.

I was a little concerned that being so close to the road it would be noisy at night but it wasn’t and we had a good nights sleep. We would definitely stay there again if we’re down that way.

We were very pleased and enjoyed our stay, so we booked a second night straight in. The East beach presents itself very elegantly decorated, with style and each room has its own character. Everywhere from the rooms to communal areas, it's always extremely clean and fresh. The views from the Lounge are leading to sea view and open sky, marvellous.Mark and Richard are Amazing hosts and are doing excellent work, and providing 5 star plus customer service! They were very helpful as I needed some things printed there and then.The Breakfast was very fresh and delightful, and we were also recommended and booked for us a lovely dinner on the seafront at the East beach Cafe -another beautiful spot.So much attention to detail- including the most fragrant sweet peas, they grow so nicely, and they were placed daily in the Hotel.What else can I say about this experience!? We had a relaxing break at East Beach guesthouse. A comfy 4-poster bed, good shower, delicious continental breakfast and an expansive view over the sea and Littlehampton green. Good eating places nearby, and a very short walk to the sea each morning, then walking on the South Downs in the afternoon. The owners are friendly and welcoming. A great stay!

Quiet and well equipped studio apartment with lovely patio area, perfect for unwinding and soaking up the sun. Just a stones throw away from the beach and restaurants and harbour within 5 minutes walking distance. The continental breakfast was fresh and tasty, a lovely way to start the day. Great hospitality, the hosts were very welcoming and accommodating, they have put a lot of effort into making the guest house perfect! Parking was free of charge and we even managed to get a space directly outside of the guest house. We really could not have asked for more and would highly recommend to others.

We were staying to celebrate my 40th Birthday and were having dinner at the East Beach Cafe with family. We booked for 2 nights (fri & sat). The Guest House was the cleanest place I have ever stayed, it was absolutely impeccable! Gorgeous decor and had a luxury feel. A great boutique guest house, the hoists, Richard and Mark, were very welcoming and accommodating.We had the basement 'flat' with its own access via the little garden at the front of the building, which was a lovely space to have. The room was very well presented with very tasteful decoration.Parking is just over the road, directly opposite, and plenty of it. You are given a parking permit for this car park for the duration of your stay.The continental breakfast was also very good, more food than you needed, we particularly enjoyed the fresh fruit and yoghurt, so much so that this has become our regular breakfast..I would definitely recommend it as a great place to stay, and can see us returning.

We stayed for seven nights. The entire building was spotlessly clean. The room had a four poster bed which was very comfortable. A large window looked straight out to sea. The hosts paid for our car parking for the week, which was in a car park directly opposite the hotel. The continental breakfast was delivered to our room every morning and was very tasty. We wont hesitate to go back.

Mark & Richard are wonderful hosts - welcoming & thoughtful of their guests.We stayed in a room which opened onto a courtyard at the front of the Guest House and it was a delight to sit and have breakfast or a cup of tea/glass of wine & watch the world go by.The room was spotlessly clean and comfortable. Great shower.Breakfast was fabulous - juice, fresh fruit, yoghurt & honey, cereal, pastries ... more than I could manage but I did take a muffin for Ron (lateR on) 😊Location right by the beach meant we could take trainee Guide Dog Paula for lovely walks without using the car to get to a good spot. We were supplied with a parking permit for a spot just over the road.Thank you Mark & Richard, wish we could have stayed for longer.

We loved East Beach Guest House. Mark and Rich were sowelcoming and couldn't do enough for us. Brian has mobilityissues but their room one was perfect for him.They recommended where to go out at night and even spokehighly about the fishmongers where we bought fish to bringhome. Their breakfasts were to die for and the B&B was soClean and decorated beautifully. We probably shouldn't sayanymore or we won't be able to book in again.

The East Beach Guest House was an absolute find. We were warmly welcomed by Richard and, throughout our stay, nothing was too much trouble. We had an amazing room (No 8) overlooking the sea. Everything was provided in the very comfortable room, including a brilliant selection of teas, coffee, hot chocolate and FAB biscuits!The Continental Breakfast was OUTSTANDING. You were asked what time it was required and it arrived on the dot. The selection was incredible and of the highest standard - again, everything you could desire.We could not fault the place. Richard was extremely helpful, answering any questions we had about the area, places to eat etc.If you wish to stay here you'd better book well in advance because this place is going from strength to strength. I booked East Beach for my birthday get away with my niece as is my favourite place to stay in Little Hampton. The sea views from the lounge are amazing, the breakfasts are just so well presented and fresh with fruit and baked pastries. All very delicious. The atmosphere is so relaxing as so well designed with the little extra home comforts with cushions and soft lighting. The hosts Mark and Richard are just fabulously warm and friendly, nothings a problem and they are both so helpful and definitely aim to please and make your stay the best it can possibly be by going the extra mile. I will definitely be staying again in the future. The location is perfect. My niece who is 17 loved her stay and would also stay again in a heartbeat. A beautiful place with beautiful people.

East Beach Guesthouse was absolutely perfect for our one night stay in Littlehampton! The property has been beautifully decorated to a very high standard, the beds were comfortable, and everything was very clean. My parents had the four-poster room and were very happy with it. We had a few dietary requirements that the owners didn't hesitate to meet - the breakfast surpassed our expectations and was a lovely way to end our stay before checking out. Mark & Richard are a lovely, welcoming couple who have created a calming oasis by the sea - we'll definitely be going back one day!

The guesthouse is perfectly located: walking distance from the train station, across from parking (for which they provide parking pass) and walk to the beach, town centre and great restaurants.The room was quiet, tastefully decorated, spotlessly clean and temperature was set perfectly. Windows open for fresh air if needed which was great. A tea/coffee station with kettle, fresh jar of water, and a sampling of teas, coffee, even hot chocolate were provided. Linens smelled fresh, bed sturdy (no squeaks!) and super comfortable with tons of plush pillows.Bathroom was spotlessly clean, beautiful fixtures and plenty of hot water w great water pressure. Toiletries were also provided and towels smelled fresh … I have a sensitive nose and HATE mouldy towels!The breakfast was delivered right on time (I needed it by 7am and Mark brought it at 6:55!) and it was an unexpected TREAT: fresh berry fruit salad, yougurt w honey & oats, warm mini pastries, orange juice, coffee, tea, milk and cereal… all tastefully arranged on a lovely tray.Seriously VERY IMPRESSED.Mark was super friendly and welcoming. I found a handwrittennote on the bed which was a super sweet touch) and his restaurant recommendation for dinner was nothing short of perfect.Very very highly recommend this place, worthy of its 5 stars, as the overall feel was that of a 5 star hotel. We very much enjoyed our stay in East Beach Guest House. It is at excellent, central location in Littlehampton, right next to the beautiful, sandy beach, pier, as well as the Arun river and a nice lake. The suite is beautifully arranged, newly refurbished and very comfortable with everything you need, including a modern kitchen. We loved the breakfast served in our room and we enjoyed it on our sunny, private terrace. The best pet-friendly place so far, thank you to our great host, we will be back!

We visited on my birthday as a treat now we are looking at spending our wedding here . I can’t recommend this place enough this is now our go to place .we will be regular visitors . I can't recommend this guest house enough. A comfortable room decorated and laid out with great taste, an amazing continental breakfast and thoroughly welcoming hosts. We stayed for two nights with our dog, (Who was also made welcome with a treat on arrival and throughout the stay) and within moments of arriving we began to unwind and really did not want to leave. There is a lovely lounge overlooking the sea as well. I guarantee we will be returning soon.....

Nothing was too much trouble for Mark and Richard. We were late arriving but that posed no problemand leaving early the next morning yet the superb breakfast was delivered to our room at the time we'd asked.Our room was stylish and very comfortable with everything you'd expect from a boutique hotel.

East Beach Guest House is a fantastic place to stay with your dog. Richard and Mark were so helpful before our arrival as it was our first trip away with our little pup, 4 months old.The guest house is spotless, very tastefully decorated and it has sea views and is literally a minutes walk from the seafront.They provide a very generous continental breakfast and if you don’t want to/can’t leave your dog alone, you can order a take away and eat it in the comfortable upstairs lounge. There is a small communal fridge in there for a bottle( or 2!) and food for your pooch.The harbour and various places to eat are all within easy walking distance and so it is a great place to suit, couples as well as bigger families.Thank you R&M!

The house is close to the beach and promenade and the pass for the car park oppposite was very useful. The room was comfortable and had everything we needed. Breakfast was as good as we were led to believe from previous reviews.

Beautiful little guest house in the sleepy town of Littlehampton. The room was amazing with a fantastic sea view. Mark and Rich were wonderful hosts and put on a great spread for breakfast in bed. I cannot recommend this place highly enough.My only suggestion for visitors is to plan your visit around the wider area. Apart from the beach there is not a lot in Littlehampton (maybe we didn't explore far enough). However the village of Arundel is not far, I wish we had the time to visit it! Maybe consider the train down to Worthing or Brighton as well. This guesthouse a perfect location to explore the wider area.

Can't fault this place in any way. Easy to find location- opposite the sea, with places to eat nearby. Good communication on the day, clean, modern decor. Room was comfortable and clean. TV has all the channels and streaming platforms. Room was warm. Good tea making facilities. Room was quiet at night. Breakfast was plentiful and brought to our room. Recommended.

Exactly as described the room was clean, comfortable and had a lovely sea view which came into its own during the stormy weather. I also appreciated the way that my various food allergies were catered for, getting breakfast brought to your room was a lovely luxury so even more important that I could eat it. Spent 3 nights at this delightful guest house. Room was very clean and comfortable, a warm and powerful shower and amazing breakfast on a tray every morning. I had help getting my suitcase up the stairs which was very much appreciated. This place is a gem and I would happily return. This is true hospitality at its best.

We only stayed one night at the East Beach guest house, but it was lovely. Mark & Richard were so helpful from the moment we booked. Friendly, warm and welcoming. Super room with plenty of space - even a small armchair each! The bathroom had everything we needed, though it took a few minutes to get the shower going….The breakfast was super, a great choice of cereal, fruit, pastries etc. One or two small points to make - not really criticisms, just constructive points: it would have been great to have a pot of coffee rather than a single mug - it was very moreish!Also, as we are getting a bit creaky in our seventies, the breakfast tray was a bit tricky to lift from the floor…maybe it could be on a stool or small trolley to make it easier to pick up.Overall we rate you as excellent!Thanks so much; we will be back!

We absolutely loved our stay at the East Beach hotel last weekend- the owners upgraded our room, as it was quiet, so we enjoyed the sea view room on the top floor with amazing views and the most comfortable four-poster bed- worth booking the upgraded room for the view alone! But it was decorated beautifully with a v swish bathroom, so we would definitely book again.The breakfast is delivered on a tray at a time you request in the morning, so not a cooked breakfast, but instead a tray bulging with fresh fruit, pastries, cereals, orange juice, tea/coffee, and a lovely little pot containing honey, yoghurt and topped off with muesli- it was delicious, and so generous, we made valiant efforts but could never quite finish it.Finally, it was lovely to have a truly dog-friendly hotel within a stone’s throw of the best dog walking opportunities along the beach, and our hosts were so welcoming, funny and couldn’t do enough for us or Freddie- lots of tips and info on days out, etc. all added up to a lovely friendly atmosphere and a great stay.

2 minutes walk to the beach. Tasteful decor..bed was so comfortable with good quality sheets and pillows. Good choice of teas/ coffee/hot chocolate in the room. Continental Breakfast in the lounge overlooking the sea was excellent with fruit/yoghurt/ honey plus a good selection of warm pastries and cereal. Excellent hosts. Would highly recommend!

Welcomed by a lovely greeting card in the room. Enjoyed a good nights sleep, nice mattress topper for extra comfort. Everything we needed in the room including a welcome floral scent in the bathroom! not much light for bedtime reading though. Breakfast delivered on a tray outside the door at a given time, tray had everything we needed, easy to ask for more coffee etc.The guesthouse has an arrangement with East beach cafe for a discount, worth a visit even without the discount !

From a bleak entrance on a very stormy, cold, and wet, evening, the inside was brilliant.Mark met me, Richard, followed and I was very impressed.The carpets were soft, and expensive looking, the room was just right and I can only say well done. The following morning the Continental Breakfast left at the door, bang on the time requested was , well just totally unexpected, gorgeous. Of all the places I have stayed at none have ever been near that sort of Continental style breakfast.From my point of view I wish I had to go to Littlehampton more often to enjoy the two nights I have just had, again.

Quick response to my booking enquiry, received a very warm welcome by Rich and Mark, I chose the single room as it had a sea view. The room was spotless, plenty of storage space, nice hot shower and a extremely comfy bed. Continental breakfast was outstanding, presention excellent, fresh ground coffee, cereal, warm pastries, fruit bowl, yogurt, orange juice.There is a stunning lounge you can rest in, sew views, lovey furniture and a balcony with chairs on those sunshine days. I have already booked my return.

Very welcoming, well presented room, generous continental breakfast. Quite position in Littlehampton, but easy to walk around to see interesting places, most impressed by museum & the harbour area. No. 12 🚌 provided a great local ride; wonderful 1/2 mile journey along the coast. Must mention Oscar's haddock & chips, just round the corner.Cheers to Mark & Richard, Bob

This was a fab place to stay. The family room we had had plenty of room and even it’s own little kitchenette.It felt clean and tidy, the hosts were very welcoming and the breakfast was absolutely incredible.Would definitely stay here again if we are in Littlehampton

We enjoyed a lovely stay at East Beach. Our hosts were most attentive with suggestions for places to eat and visit which were a great success. The room was very clean and the bed very comfortable so all in all an enjoyable break.

The guest house was immaculate.Room/bed very comfortable. The breakfast was great, cereal, fruit, yogurt, croissants and other pastries, orange juice, tea of coffee, very substantial. The hosts Mark and Richard could not do enough for you, they didn’t just go the extra mile, they went an extra 10 miles.We will definitely stay again if we are in the area.

This guest house was booked by our daughter back in 2019 as a surprise birthday present … due to the covid pandemic the booking had to be rearranged a number of times and each time Rich/Mark was very understanding eventually we got to stay and wow … it is a lovely guest house. Rich made us feel very welcome and our room which was a deluxe with a four poster bed and sea views it was so beautiful and the views stunning. The room was very clean and the bed was so so comfy. We were a little apprehensive about the continental breakfast but oh my goodness it was very beautifully presented and delivered to our room at our chosen time … it was so filling we didn’t need anything to eat until dinner time ☺️ Thank you Rich & Mark for letting us stay in your lovely guest house … you should be very proud of yourselves with the service you provide. Loved it! Stylish, very individual and felt comfy, exceptionally clean. Nice little touches like list of doggy friendly restaurants in the area, doggy biscuits for Maisy, hand written welcome note, and quiet location across the road from beach and food establishments. Richard and Mark were very welcoming and on hand if you need them. Car park pass provided for large car park across the road. Delicious breakfast tray! Thank you, we hope to visit again soon !

Well located guest house near the sea front.Lots of nice touches and lovely room though in the basement so a bit dark. Very friendly service and wonderful continental breakfast delivered to you room.I had a king room to myself and was very comfortable but breakfast for two might have been a bit cramped.

A truly beautiful guesthouse, absolutely spotless rooms, super welcoming friendly and inviting hosts (Mark and Richard). It was the perfect place to stay for our two nights attending a wedding nearby - very luxurious and the breakfast was so fresh, beautifully presented and such a treat to have it in the room in bed!
